Invictus Group Ltd Building Manager - London - Up To £60,000 Our client is a leading property consultancy/real estate provider who are looking for a Building Manager. This role will be working on a large multi tenanted high profile building in the East of London where you will deal with the day to day management and operational activities in line with all health and safety, environmental and company procedures. Service charge and budgeting experience is a must, along with strong leadership skills and fantastic customer service. Job Role: ·To ensure the fabric of the building both externally and internally is maintained and serviced to a high standard in accordance with the management contract and agreed budgets. ·Annual service charge budget management with preparing, monitoring and reconciling a large service charge ·Solid FM/Building Management experience on buildings in excess of 300,000 sq ft ·To carry out regular inspection audits of the site ·Attend and chair meetings with clients and tenants ·To ensure all health and safety audits carried out in accordance with the planned programme and all follow up actions carried out within due timetable. ·To ensure fire and other evacuations are carried out on a regular basis in accordance with the health and safety requirements. This includes ensuring the emergency plan and related site maps are continually updated ·Drafting and updating emergency plans, evacuation procedures, overseeing security, fire prevention, and other safety systems ·To manage major work programmes on site and arranging for building improvements including monitoring building maintenance budgets ·Maintaining a safe environment, overseeing security, fire prevention, and other safety systems ·Creating and Maintaining Building Documentation including scheduling contractors and employees ·Contracting professionals for repairs as needed and inspecting completed jobs ·Resolving complaints, problems, and requests from building tenants and maintaining records of tenants Skills Required: •Previous experience of working within a facilities environment in a management role •Strong written and oral communication skills •Excellent customer service, interpersonal and communication skills •A good awareness of Health and Safety legislation and knowledge of environmental protection requirements, and ideally IOSH qualified. •IT literate together with an understanding and experience industry specific IT applications •Ability to work on own initiative and within a pressurised environment with excellent organisational and management skills. •Maintenance experience •Excellent eye for detail •IOSH
